CAM Course

LLH's CAM Course is a cornerstone of the firm's educational programming for community association management professionals.
The course is designed to give managers a strong working understanding of the legal framework governing condominium and homeowners associations in Georgia, while also addressing the operational issues that arise in the day-to-day management of communities.
Our attorneys draw from real-world experience representing associations and working closely with management companies throughout Georgia. The course addresses the relationship between the association, its board, its members, and its manager, along with the legal principles that guide governance, enforcement, collections, meetings, records, leasing, architectural control, maintenance responsibilities, Fair Housing, insurance, and other recurring community association issues.
Just as importantly, the CAM Course is designed to help managers develop practical issue-spotting skills. Managers are often the first people to recognize that a routine operational issue may have legal consequences. Understanding when an issue can be addressed administratively, when the governing documents control, and when association counsel should become involved can prevent small problems from becoming expensive disputes.

Board Boot Camp

LLH's Board Boot Camp is designed specifically for condominium and homeowners association board members.
Serving on a community association board can be demanding. Directors are expected to make important decisions involving governance, finances, enforcement, maintenance, contracts, insurance, owner disputes, and legal compliance, often without any formal training before taking office.
Board Boot Camp gives both new and experienced directors a practical foundation for understanding their responsibilities and exercising the authority granted to the association under its governing documents and Georgia law.
The program addresses fiduciary duties, the business judgment rule, board and membership meetings, elections, executive sessions, covenant enforcement, fines and due process, architectural control, collections, records requests, contracts, maintenance responsibilities, Fair Housing, insurance, and litigation avoidance. The program also incorporates significant legislative and regulatory developments affecting Georgia community associations.
The goal is not to turn board members into lawyers. It is to help them understand the framework within which they are expected to govern, recognize legal issues before they escalate, and make informed decisions on behalf of their communities.
